Due to work commitments, the landlord will only be living at the property a total of approximately 2 months of the year, spread over Easter, Summer and Christmas.  Landlord's room is available for guests to stay while he is away.  The tenant will essentially have the entire flat for the majority of the year.

The flat is located approximately 20 minutes walk from George Square and offers very quick access to Glasgow Green and the River Clyde. M74 Junction 1A is 3 minutes drive away, providing very good access to the Scottish motorway network, and local bus routes provide access around the area.  The flat overlooks free on street parking located immediately outside the flat. Local amenities include a nearby corner show, as well as a large Asda and Tesco 5 and 10 minutes drive away respectively.

Modern gas central heating as well as double glazing is fitted throughout. Open plan kitchen/lounge includes an electric oven, microwave, gas hob, large fridge freezer, dishwasher and washer/dryer.  Room to rent is fully furnished master bedroom with en suite electric shower and a fitted wardrobe.  Spacious main bathroom contains shower and bath.  Free to use broadband installed, offering good connectivity throughout.  Loft storage space is available to store bulky items.  Secure storage for bikes available to rear of building.  No pets, apart from fish, are permitted.

All bills are included in the cost, covering council tax, gas, electricity, contents insurance, TV licence, broadband and building factor costs. All appliances are covered under warranty by the landlord. The building has a satellite dish should occupants wish to use their own sky TV.

  • Overpayment Scam

    This scam entails the tenant sending their deposit to the landlord by cheque, but for a greater amount than what they are supposed to and asking for a refund. The landlord pays in the cheque and then sends the difference back to the tenant, only to find that the cheque bounces (is fake) and they cannot get the money back they returned. Cheques can bounce a number of weeks after being deposited, it is recommended you wait 30 days or check with your bank to ensure the cheque is fully cleared.

  • Choose house or flatmates carefully

    This scam involves a lodger or housemate moving in and appearing to be completely legitimate when in reality they are being opportunistic and looking to steal identification such as passports, credit cards, bank details and driving licenses, then promptly leaving.
