Relatively cheap room in West Didsbury.

Earliest possible move in is 28th January. All welcome.

Ideal for anybody looking to save money and live in a popular and safe area. The flat is fairly small but contains all of the household utilities you may need (double bed, dryer, great shower, fast internet, parking, comfy sofas and a suitable cooking space/storage etc.).

The real selling point is that its cheap and in a great location. For example, its less than a minute from a Met stop, Burton road, 3 minutes to Tesco, close to Didsbury Village and Chorlton. There are links into town also on the Magic Bus which is around an 8 minute walk.

You will live with Matt who I have previously lived with for 3 years. He is an MMU graduate - quiet and sociable, works 9-5 during the week and somebody moving in would need to respect that - as he would do the same for you. Relatively tidy, no stress about paying bills and more than happy to go out for a pint, binge Netflix or chat with a cuppa. Not a lot of house rules - other than be sound and be respectful! :)

Rent commences start of Feb. I am happy to contribute towards rent if you move in later. Get in touch about viewings as lots of people have been; the place will get taken soon!

Thanks for reading and see below for a more detailed description of everything else that comes with the flat :)

--- This is a FIXED TENANCY with an Estate Agents ---
Which means:
You will pay your deposit of 1 months rent to them (£325) and sign a 5 month contract with them. This guarantees you a place to live for the next 5 months.
Again, I am happy to contribute towards Februaries rent depending on when the move in occurs. The move in date is also flexible. I am definitely moving out on 29th/30th and so the room will available after that point.
The Estate Agents have been good to us thus far and I expect that to continue.

Specifics of the Flat/Area are listed in detail below;
Burton Road Metrolink Stop which connects you to Greater Manchester thoroughly is a 2 minute walk away. Great way to get into town, Salford, the Airport, or to the Football Stadiums.

MAGIC BUS 142, 147 into town/Piccadilly station is an 8 minute walk away. Connects Manchester cheaply and swiftly mainly via Wilmslow and Oxford Road. 111 service is a 5 min walk away.

Local family mini market 1 min walk away, Tesco Express 3 min walk away, CO-OP 7 min walk away, Sainsburys Local 12 min walk away, ALDI 20 min walk away (1 mile)

Thus affordable on a job paying more than £200 per week (for the last 3 months I have been bartending on close to minimum wage living comfortably on an average of 25 hours per week). Full time work makes this place quite affordable.

front of the house/ in the street of Langford Road

less than 3 minute walk away to local pubs The Railway (£3 pints) and The Metropolitan (£4 pints + cocktails). Bars 3 min walk away include Volta, The Drawing Room and Zaranda all open past 12/1am weekdays and nights. There has got to be at least 10 different places to drink and chill along Burton Road, see for yourself. All within 5 min walking distance.

less than 5 minute walk away. Indian, Greek, Nepalese, Italian, Thai, Japanese, Vegan/vegetarian, Tapas, Chippy, Greasy Takeaway, all close proximity. Recommend Namaste Nepal for a sit down meal personally.

Walk 3 minutes to Tesco Express which is open until 10pm every night of the week and find a cash machine inside. Or walk 7 mins to a 24 hr cashpoint outside Burton Road CO-OP

local bike shop Withington Cycles 8 min walk away

This is a local gym/swimming pool/sauna/place that does £5 regular exersize/yoga classes. Less than a 7 min walk away from the flat. Great facility.

FRIENDLY NEIGHBOURS (from my experience)

my housemate is relaxed, we don't argue about anything. We don't keep the kitchen pristine, but neither a total pig sty. We pay the bills on time. We don't keep each other up late at night with music, we do drink some beers together. If you are laid back and like the sound of this, do please message me. I want to meet the person who moves in and introduce them to the current flat mate, Matt. Its important we all meet up and get to know each other!

ESTATE AGENTS ARE SOUND (they fixed the shower when asked)

The property comprises of two spacious lockable double bedrooms furnished with a double bed, chest of drawers & wardrobe; the bathroom has an electric shower. An open plan kitchen with fitted units and white goods including a fridge freezer, washing machine & tumble dryer. The living room is furnished with 2 leather sofas, coffee table and dining table with chairs.

Flatshare Checklist / Stay Safe Online

Before contacting or visiting the advertiser, please make sure you have printed and read this checklist fully. Do NOT send any money to an advertiser unless you are happy that they follow all the advice on the list. If you have any concerns, report them to us.

  • !!! Never Send Money Before Viewing a Room / Property

Fraudsters will try to encourage you to send money before viewing a property. They may ask you to put a deposit down to hold the room, or sometimes even to allow a viewing. A legitimate landlord will never ask for any money upfront before seeing a room. Fraudsters can be very persuasive, please don't let your emotions take over. Make sure you always view the room/property and have paperwork before paying anything. And it is recommended to pay by credit card (not debit) or PayPal if you can for extra cover.

  • Premium Rate Telephone Numbers

Please check any telephone number before calling. A scammer may try to use a premium rate number which could cost you potentially between £1 and £5 per minute, of which the scammer gets a cut. You can check the potential cost of telephone numbers here

  • Overpayment Scam

This scam entails the tenant sending their deposit to the landlord by cheque, but for a greater amount than what they are supposed to and asking for a refund. The landlord pays in the cheque and then sends the difference back to the tenant, only to find that the cheque bounces (is fake) and they cannot get the money back they returned. Cheques can bounce a number of weeks after being deposited, it is recommended you wait 30 days or check with your bank to ensure the cheque is fully cleared.

  • Choose house or flatmates carefully

This scam involves a lodger or housemate moving in and appearing to be completely legitimate when in reality they are being opportunistic and looking to steal identification such as passports, credit cards, bank details and driving licenses, then promptly leaving.
