£450 Per Month, £450 Deposit, 9th Jan, Double Room , Furnished
Minimum Stay 3 months
Situated in the small villageof West Leake, the house is a short drive (2 mins), cycle (10 mins) or jog (no idea on time for this one!!!) to the Sutton Bonington University Campus.
The property has stunning views of all the surrounding fields and is very peaceful. If you enjoy the quiet country life, away from the bustle of town, then this is probably the place for you.

There is a dog in residence who loves everyone, and we would welcome your own dog in our home too, as long as the dogs approve of each other, of course.

There are large gardens which can be enjoyed with numerous places to sit, BBQ or if you fancy turning your hand to a spot of gardening or growing your own crops, you'd be most welcome.

Room 1 is a lovely South facing double room. It has a double bed, chest of drawers, desk, wardrobe and chair.
Room 2 is double aspect, North & West. It has a single bed (which could be changed if essential) chest of drawers, desk, wardrobe and chair.

The bathroom is shared and contains a bath and separate shower enclosure. There is also a separate toilet downstairs. The Utility room has a large sink and shower head for washing hands/clothes/dogs. There is both a washing machine and drier. The lounge/ diner has sofas and chairs, TV, DVD player, NOW TV and a number of board games, which you would be welcome to use. The kitchen is fully fitted and all the equipment, cutlery, crockery etc is available for your use. There is cupboard, fridge and freezer space... as you might expect.

There is off road parking and a space for cycles in the garage.

All bills (except food) are included in the rent eg Broadband, phone, tv licence, electricity, and heating etc. If you do choose to bring a dog with you, I ask that you pay a repayable deposit of £200 for any possible damage that might occur.

I am a Mature student at the Jubilee campus and although I live in the house, I'm pretty chilled out and welcoming. I think the rooms would suit Postgrad students but of course, anyone would be considered. I would expect that all people living in the house would help to keep all common areas clean and tidy (although we have a cleaner for these once a week) and that you are responsible for keeping your own room clean (if you prefer you can pay for some cleaning of your room if the cleaner is able to oblige). Your friends would be welcome to visit and stay but lots of noise and wild parties are not suitable at this house.

Flatshare Checklist / Stay Safe Online

Before contacting or visiting the advertiser, please make sure you have printed and read this checklist fully. Do NOT send any money to an advertiser unless you are happy that they follow all the advice on the list. If you have any concerns, report them to us.

  • !!! Never Send Money Before Viewing a Room / Property

Fraudsters will try to encourage you to send money before viewing a property. They may ask you to put a deposit down to hold the room, or sometimes even to allow a viewing. A legitimate landlord will never ask for any money upfront before seeing a room. Fraudsters can be very persuasive, please don't let your emotions take over. Make sure you always view the room/property and have paperwork before paying anything. And it is recommended to pay by credit card (not debit) or PayPal if you can for extra cover.

  • Premium Rate Telephone Numbers

Please check any telephone number before calling. A scammer may try to use a premium rate number which could cost you potentially between £1 and £5 per minute, of which the scammer gets a cut. You can check the potential cost of telephone numbers here https://www.gov.uk/call-charges.

  • Overpayment Scam

This scam entails the tenant sending their deposit to the landlord by cheque, but for a greater amount than what they are supposed to and asking for a refund. The landlord pays in the cheque and then sends the difference back to the tenant, only to find that the cheque bounces (is fake) and they cannot get the money back they returned. Cheques can bounce a number of weeks after being deposited, it is recommended you wait 30 days or check with your bank to ensure the cheque is fully cleared.

  • Choose house or flatmates carefully

This scam involves a lodger or housemate moving in and appearing to be completely legitimate when in reality they are being opportunistic and looking to steal identification such as passports, credit cards, bank details and driving licenses, then promptly leaving.
