The bedroom is huge, with two bright windows and plenty of space for almost anything. The bed (with brand new mattress) and a three-door wardrobe come with the room, and I'd be happy to leave the shelves behind if helpful too.
It's a period three bed house with lots of charm. The kitchen and living room are on the ground floor, the available room and bathroom upstairs, and two more bedrooms on the top floor. The landlord has done quite a bit of work on the house in the time we've been here, including adding double glazing, redoing the bathroom, repainting the whole house and we've just had the kitchen replaced as well as new flooring across the downstairs. But the best bit is the very sunny and private garden, that we've been enjoying improving (inexpertly) a bit more each summer.
Most importantly though are the people! Emily, Fiona and I all met through spare room and have become good friends. We all have our own social lives, but rarely hide away in our rooms when we're in. It's a sociable house - we all tend to chill out in the living room together and it's not unusual for a friend/sibling or two to come over for dinner. We have bbqs in the garden that we all invite our friends to, especially after the Lambeth Country Show, which is just across the road.
We all work 9-5 jobs, do a bit of exercise (not as much as we talk about doing!), enjoy drinking wine on the sofa, and generally try to make the most of London.
Herne Hill is just great - if I could live here forever, I would!
The house is 30 seconds walk to the train station (8 mins to Victoria, or 15 mins to Blackfriars on the Thameslink), buses at the end of the road to Brixton, Peckham, Denmark Hill, Crystal Palace and lots of other places. It's also just 15 mins walk to Brixton, but there's plenty locally too, including several nice pubs, beautiful Brockwell Park with the lido at the end of the road, and a fantastic market just a few metres away on Sundays.
The boring stuff
Rent is £745 each month and we each put around £80 into the bills account every month.
The room is officially available from 13th Dec, but is free now, so we have lots of flexibility.

!!! Never Send Money Before Viewing a Room / Property
Fraudsters will try to encourage you to send money before viewing a property. They may ask you to put a deposit down to hold the room, or sometimes even to allow a viewing. A legitimate landlord will never ask for any money upfront before seeing a room. Fraudsters can be very persuasive, please don't let your emotions take over. Make sure you always view the room/property and have paperwork before paying anything. And it is recommended to pay by credit card (not debit) or PayPal if you can for extra cover.
Premium Rate Telephone Numbers
Please check any telephone number before calling. A scammer may try to use a premium rate number which could cost you potentially between £1 and £5 per minute, of which the scammer gets a cut. You can check the potential cost of telephone numbers here https://www.gov.uk/call-charges.
This scam entails the tenant sending their deposit to the landlord by cheque, but for a greater amount than what they are supposed to and asking for a refund. The landlord pays in the cheque and then sends the difference back to the tenant, only to find that the cheque bounces (is fake) and they cannot get the money back they returned. Cheques can bounce a number of weeks after being deposited, it is recommended you wait 30 days or check with your bank to ensure the cheque is fully cleared.
Choose house or flatmates carefully
This scam involves a lodger or housemate moving in and appearing to be completely legitimate when in reality they are being opportunistic and looking to steal identification such as passports, credit cards, bank details and driving licenses, then promptly leaving.
